Meticulous 2. Knowledgeable 3. Honor, Pride, & Integrity The last piece perhaps deserves some explanation and may or may not be deserving of publication as we live, unfortunately, in a litigious society where a person's "word" is sometimes irrelevant. When I first scoffed at a ten page contract, I feel like we made a deal based on "old fashioned" values; namely a handshake and a mutual, more simplified agreement. You more than fullfilled my expectations. As an "absentee" owner for several important projects, you kept me informed and followed up on every detail; even when things didn't go perfectly. In my past experience, once the checks were mailed then follow-up become impossible. From cut T.V. cables, to accidentally damaged landscaping, to the most minor questions; you followed up on every detail without hesitation. Furthermore, you were of great assistance with personal requests that went way beyond the scope of a major contractor. From finding a firewood supplier, to helping move in and installing pieces of furniture and decorative fixtures, to fixing a roof leak that had nothing to do with my renovation projects; you have always been totally trustworthy and extremely helpful. I am grateful to have found you and feel free to use any or all of my words (and my name) to support your future endeavours. November 29, 2008 Dear Louie, From our hearts to yours. This month marks the end of the 1st year that the renovations to our 2nd home were completed and we wanted to thank you again for what you accomplished here. You managed to take a nightmare house, that we purchased without much consideration for its shortcomings, and turn it into a dream come true. It is now a home we love and can’t wait to retire to. Your incredible ability to work with a customer and put their wishes onto paper, still amazes us. We were able to express our wants and needs, and you were able to design solutions for each request and make them come to life. The before and after pictures truly belong in a magazine! This house is as much yours as it is ours and I’m certain that without your help, we would have put it back on the market, because there was no way we could live in it the way it was when we purchased it. I recently purchased a wonderful home in Reynolds Landing, but wanted some major renovations done (garage addition, screened porch with stone fireplace, Theatre room, Master bedroom "Hollywood" closet, etc.) and was lucky enough to have Louie Carter recommended to me.
I was concerned because I am still living in TN until I retire next year and needed someone that I could trust to do all of the work "long distance" and virtually unsupervised.
With Louie, my fears were totally unfounded. Not only did the work far exceed my expectations; Louie kept me updated every step of the way, consulted with me whenever necessary (but not unnecessarily) and even sent me e-mail pictures as the projects progressed.
When I made minor changes or requests along the way, he quickly and easily accomodated all my wishes. The results were spectacular and I cannot say enough about Louie's knowledge, workmanship and, more importantly, his integrity.

We cannot say enough about Grayson Family Homes and your professional commitment to a quality home construction experience. There are not many times in life when you entrust your dream to someone else. Especially when you are unable to directly monitor the details of that dream as it unfolds. It takes a tremendous amount of mutual trust to say “go ahead and build us our dream home” from 900 miles away, but that’s just what you did for us.
As you know, our remote home construction experience was challenging as we worked our way through the many different construction phases. But with your guidance, we were able to successfully navigate through the process and meet every challenge. From that initial computer virtual tour of our house plan, through the plan modifications we identified, the appeasement of an architectural control board, the management of numerous subcontractors and on to the final house cleaning the night before we moved in, you personally oversaw each and every activity. You are one of the most “hands on” people we have met and we really benefited from your attention to detail.
We think that communications was the key to our successful venture. We were not only in constant telephone contact, but used email extensively to provide written and visual details of our many requirements for our home. We greatly appreciated your prompt replay to our every inquiry. You provided a constant stream of site pictures of the construction progress and detailed spreadsheets of the how we were doing on budget. You gave us the timely information that allowed us to make the decisions necessary to ensure that our dream home was coming to fruition. Your organizational skills and personal diligence allow our project to be completed on time and under budget.
Now that we are all moved in and enjoying all the lovely features of our home and you have completed your short punch list of follow up items, we both wanted to thank you once again for making our dream home construction project a very, very positive experience.

I want to share my thoughts in reference to my business relationship with Louie Carter and Grayson Family Homes, which is mid-way through the build of a house on Lot #55, Parrott’s Cove in Reynolds Plantation, relative to his on-going pursuit of new building opportunities both now and into the future. My wife and I are extremely pleased.
I acquired Lot #55 Parrott’s Cove in mid 2000. Louie was referred to me by the sales representative from Reynolds Plantation that sold me the land. Our meeting at that time was very brief, but he certainly impressed me with his knowledge of what the lot could accommodate relative to physical constraints and my overall budget. I waited 4 years and did an enormous amount of discovery with other builders and tradesman to make sure that I had a “trusted advisor” to support the construction of the house.
After much consideration and several iterations of modified plans, Louie guided me down the right path to select a Donald Gardner plan, which he assisted me in the modification of the plan to meet my specific requirements. The design work that Louie put forth in advance of establishing a contract was remarkable.
We are half way through the construction and to date and I am very pleased with Louie’s performance. The work is advancing according to schedule and is on budget. This is a testament to the hard work that both Louie and I put into the design and overall understanding of the expectations of the construction.
In summary, I chose Louie Carter as my builder because of the following critical points that every person should pay close attention to when building a house:
• Experience – Louie is a tradesman. He is tremendously analytical and he has a rock solid business financial background. He knows how to build the right product, operating under financial and physical constraints. In addition, his organizational capabilities are outstanding. • Passion – Louie has a sincere passion in his work. This can’t be underestimated. He drives all facets of the supply and demand equation across his network of suppliers to yield the benefits that are essential to managing the construction effectively and efficiently. In summary he loves his work and this is the intrinsic value that drove me to work with Louie. • Honesty – Louie goes to great lengths to promote full disclosure on the overall construction process and his method to delivering an end product builds compound confidence. Choosing a builder that goes above and beyond to exceed customer expectations is paramount. This is the cornerstone of what makes Louie a “trusted advisor”.
As stated earlier, I am only mid-way through the construction and I am very pleased to have invested the time in advance of construction with Louie and I look forward to the completion of the construction.

Our initial contact with Mr. Carter was the pre-bid and subsequent bidding and costing of the project. We were extremely impressed with the bid we received and the detail of the cost estimate.
Mr. Carter kept us informed during the construction process and explained things in laymen's terms so we felt comfortable with the build out. We were aware of where we stood as to the actual cost versus the budget. Once the building was completed we did have a couple of things that needed his follow up, and he was prompt in doing these.

Dear Louie, As we were discussing today, I’d be glad to comment on our experience working with you during the home building process here at Reynolds’s Plantation.
As you will remember, Joan and I purchased our lot here at Reynolds in May of 1999 and immediately began to plan our home building and move back to good old GA! As we were working with the Architect , we began the process of selecting our builder.
It was a bit daunting, as we were in Texas at the time and really needed to have a builder we could rely upon from afar. We were not going to be around everyday and wanted someone with whom we could communicate and who would supply us with up to date details. Also we needed to have someone who would keep us on track regarding the selection of the multitude of materials, colors, styles, etc. We selected Grayson Family Homes because you seemed to be the builder, of those we interviewed, who seemed to fit our requirements.
I must say after a year in the house, we are very pleased with the result of our collaboration. From the start, you worked with the Architect, with Reynolds, the Bank and the many agencies involved in every home building project. Importantly you worked for and with us to keep the project on track and on-time. You made numerous suggestions of form and function of which we would probably never have thought about, but added so much to the final product. Good plans and a good architect are very important first steps, but the person who puts the plan into action from digging the foundation to handing over the keys is absolutely critical to any home building project.
We’ve been involved in many home building projects. While all of them have some negatives, this was the LEAST stressful (of them all), even though it was the MOST INVOLVED that we have ever attempted. We think the home is beautiful, the detail exquisite, and the solidity of the house itself is testament to your planning, thoughtfulness and execution.
We have been asked would we do it again and the answer is yes. Probably not right away, as we are still putting our mark on this beautiful home. But, in the future if we contemplate another home building project in this area, we will certainly be looking to Grayson Family Homes to be our builder.
Louie, you are a man of his word and are trustworthy. You have great pride in the homes you produce and consider every home an example of your ability to deliver what the customer wanted. We enjoyed working with you personally and would do it again if the opportunity were to arise. We wish you all the best. We are new homeowners at Reynolds Plantation. In that context, we wanted to let you know how pleased we were with Grayson Family Homes and Louie Carter as our contractor and builder. We had an initial meeting with Louie where we walked our property and discussed our lifestyle and budget. At that meeting, we were not sure of our building time frame. Louie was receptive to working with us to search for a house plan and possibly build our house when we were ready.
After a couple of months, we received a telephone call from Louie suggesting we look at a plan that we could find on the Internet. We followed up with his suggestion and found that the plan was close to what we were looking for. Our lot had some issues with the building envelope, so getting the right plan was important for the lot and our needs.
When we decided to build a home at Reynolds, we ordered the plans that Louie had found and suggested to us. We worked with Louie to make the changes necessary in the plan so that the house would be what we wanted. Louie listened to us and was able to make suggestions that helped us meet our needs and stay within our budget. We then discussed costs, building and completion date. I asked Louie for names of customers that he had built for. I did call several of them. AU of them said that they would build with Grayson Family Homes and Louie Carter again. One gentleman told me that he was very impressed with the record keeping, attention to detail and cost accounting that Louie was able to provide him.
We signed the contract to build our house on April 2, 2000. Louie told us it would take 6-8 months to build our home. Our home was finished October 20, 2000, six months after construction was begun. Grayson Family Homes built our home in the estimated time and was 1.6% over budget. From everything that I have heard from other homeowners, to finish on time and within budget is unusual for many of the builders here at Reynolds.
During the building process, Louie was always available to us. He responded quickly to all telephone calls and e-mails. He met me at the house anytime I requested either in advance or on the spot. His employees were always polite, responsive and helpful. They even knew our names. I was impressed with the way the building site was clean and tidy anytime I came by. Some building sites I have been to have all kinds of trash around them e.g. lunch wrappers, soda bottles etc. At various times in the process, Louie provided us with itemized reports of our costs compared to estimates. This helped us to stay on top of things and was reassuring that we would stay within our budget.
We have lived in the house since November of 2000 and have had a need to call Grayson Family Homes for follow up on a few things. Louie and his subcontractors have been responsive and timely in this regard. We have heard "horror" stories about building experiences from other homeowners here at Reynolds Plantation. However in our case, we would highly recommend Grayson Family Homes and Louie Carter as a builder to any of your customers.
