What will it look like when it is built? 

We have often been asked that question.  So, we have always utilized a program called "Chief Architect" for many years as a way to illustrate graphically exactly what a project will look like even before we begin to build it..........we can use the site topography, trees, landscaping, exterior and interior materials, wallpaper, paint, tile, floorcoverings, cabinetry, countertops, appliances, furniture and furnishings, etc., to accurately depict every aspect of the proposed construction. 

This CAD program is, in our opinion, one of the most accurate and intelligent ways of making absolutely certain that you can get "exactly what you want" in your building project..........and only Grayson Family Homes offers it among all available builders in the Lake Oconee area.  What's more, once modeled and illustrated, it produces an extremely accurate bill of materials that we use in our estimating procedures, and this allows us to be very, very accurate in our cost analysis and bidding for your project.

So, no matter who designs your proposed new home, we can produce a 3-D rendering and presentation of each and every exterior or interior feature that you intend to use.

We can even take a digital photo of your "view" and super impose your house elevations on the lot---even to the point of duplicating the topography and trees actually on your property---so that you can get a realistic impression of what your new home will look like upon completion of construction. We do not know of anyone else in the Lake Oconee area that can give you as much realism and detail for your planning purposes.

Once "modeled", using our rendering software, we can "walk" your through the entire house before construction even begins. If you have particular pieces of unusual or unique furniture, artwork, kitchen design, etc., we can illustrate any of those in exact proportions and scale as to how your home will actually be when finished.  This also allows us to perfect the floorplan relative to furniture placement along the walls and determine if any of the windows or doors will impact your decorating desires.......if so, we can plan the changes before construction begins......and thus, eliminate costly "Change Orders" later

We maintain two separate and distinct architectural CAD programs to assist in our services to you. One program is more "visual" in its capabilities, and the other is more detailed in allowing us to analyze the structural and material estimating for an accurate budget and cost evaluation.

The above photos are representative of the many design techniques available through Grayson Family Homes.  In this particular case, we began with a much smaller room, but worked with the Owner to determine how its size could be expanded by incorporating the existing screened porch into the livable area.........but what would it look like? 

We recreated the existing floor plan first, then provided preliminary design modifications and renderings.  Over time, the final Kitchen design evolved with our visualization and rendering capabilities guiding the Owner.  Upon job completion, the Owner was thrilled with the result and the fact that our imaging and rendering gave her the help that she needed in visualizing the space in advance of starting construction.  We can do the very same for you if you might have difficulty in understanding what your project might look like when built.  Let's "see it before you build it"..........our fees for this service are built into our Design/Build contract, so you never have to worry about "what will it look like".
