Grayson Family Homes is well known for its accurate budgeting process and adherence to it. This comes from years of experience as well as attention to detail. For that reason, we do not rely on quotations based upon "cost per square foot". And, unlike some developer/builders producing mass production "models", our cost allowances are accurate and realistic from the very beginning or your cost analysis.
Instead, we take the actual floor plan and specifications and build up a cost with what is actually requested and intended to be built. After all, what does a bag of groceries cost per household? It depends on what you put in it........and the same is true of giving an accurate cost of building a house.
For most houses, our cost analysis sheet will have between 130 and 140 cost items that have been either bid by subcontractors and suppliers or hand calculated and checked by Louie Carter. We utilize our extensive cost histories to double check each quote that we prepare so that "the little things" are not left out or overlooked.
In our over 24 years of building, we have likely lost more business to other builders who have, in actuality, underbid a project (or a ruse to appear to be less expensive) because of their not paying as close attention to the actual costs and specifications of a house, only to have huge cost overruns by the time the homeowner gets the keys. And cost overruns are a homeowner's biggest headache in dealing with their builder, other than call backs for unfinished items. It is our philosophy that the cost circumstances should be worked out before construction begins rather than near the very end of a project when there is no flexibility remaining.
At Grayson Family Homes, we rarely have "punch lists" for unfinished items. We accomplish this with early walk-throughs by Louie Carter. He carries brightly colored stick-on dots and, effectively, gives the house a measles look when he sees things that need to be fixed. Then, all of our subcontractors know well in advance what he expects to be handled before the house is turned over to the Customer.
