Kitchen Expansion and Home Renovation
 
The Kitchen was but one part of an entire remodeling project. We had to expand the walls to include an exsiting Screened Porch in order to create interior spaces for what the Owner wanted.
We also added a new Home Theater, Wine Cellar, His and Hers separate Offices, Half Bath, renovated Great Room, and large, walk-in Pantry.
Stairs to all new spaces
 
This project involved creating new bedrooms, a full bath, and an Office in the existing Attic Space. However, access to the attic was remote and poorly planned relative to this expansion, so we designed an entirely new staircase and point of access that complemented the Owner's lifestyle.
We also were able to mirror the new stairway as a new way to the lower level Bar, Recreation Room, and additional bedrooms.
Expanded Family Room
This Family Room was too small and cramped when these Owners bought this house, so they called upon Grayson Family Homes for ideas. We quickly realized that the covered deck area that extended across the entire rear of the house would provide an opportunity to expand the Family Room by removing the existing wall, moving the door and window units to a new wall on the outer limits of the existing deck.
Once this idea was presented using our 3-D CAD design software, they decided to also expand the Master Bedroom in a similar fashion on the opposite end of the rear covered deck!
Whole House Transformed Inside and Out
This project was a whole-house renovation in every respect. Two couples purchased it as a Lake Home Getaway for their families and immediately began a transformation that involved combining a Jack-N-Jill bedroom/bath combination into a second Master Suite, all new Kitchen redesign, new staircase to the Lower Level, two new bedrooms, Wine Cellar, new Wet Bar/Game Room combination, and a complete exterior elevation overhaul.
The Owners wanted to convert the very traditional interior/exterior design into something much more rustic and relaxed as compared to formal. Notice the beamed ceiling trusses that we added to the Great Room----these were dated from the late 1880's and were sourced from a torn down industrial building in Indiana, trucked to Georgia, and fabricated from raw stock into these arched shape trusses. They are heart Maple wood, exceedingly heavy, and required a special lift to move them into place.
Substantial Additions Front and Back
This former lake-front home was a "week-end and summer retreat" for the Owners, but when they were about to retire, they wanted more of the amenities of their personal home. Working with their designer, Grayson Family Homes accomplished all of their renovation and remodeling goals.
We added a three-car garage with two bedrooms and a full bath above, converted the former garage area into a new Office, Walk-In Pantry, Laundry Room, and space for the newly expanded and renovated Kitchen. On the back side of the house, we added a large, vaulted Great Room with wonderfully new and expanded views of Lake Oconee.
New Covered/Screened Porch

This rear deck previously had an extreme amount of exposure from the western, sunset view to the golf course. We softened this effect by adding a covered screened porch, added a roof to cover the remaining deck area, and reduced the size of the vaulted Great Room rear windows. This allowed for a shaded area as well as cut down on the heat gain in the afternoons without eliminating natural light to the inside.
Waterside Village Cottage

From 2 BR's to 4 Br's, plus newly expanded Great Room, Dining Area, Kitchen, and new screened porch over former deck. This was a full addition and remodel of existing spaces. It involved a new foundation,partial removal of the former roof/ceiling system, and all new framing to complete the design and construction process.
Former Deck Converted to Livable Space

We removed the deck and doubled the Family Room. This addition made a dramatic improvement to the space and feeling of the former Family Room. We created two 10' cased openings from two former windows. We also removed a door unit from the Kitchen to the former deck area that improved traffic flow. A small portion of the original deck was maintained as a place for the grill.
Two Story Addition

We added a two-story, vaulted addition to the existing Family Room, plus a totally new laundry area. We removed a portion of the existing deck and added a two-story vaulted Family Room. This involved a new foundation, removal of the rear wall with double doors and windows, and placement of a steel beam supported with steel pipe columns to hold the original rear upper walls in place. We then added an "overlook landing" above from the Owner's Office so that he could continue to see the #17 Great Waters green from the upper windows and also into the new Family Room space below. We also relocated the original Laundry Room with a seperate 8' x 20' new Laundry Room and Storage area. Additional rear dormers were added to balance the elevation.
An Art Studio Addition


This involved expanding two existing rooms, adding a new studio area, 1/2 Bath, and access to attic storage with a new staircase. We're proud to say that the Owner of this "addition" has been a Reynolds Plantation "residential designer" for the last eight to nine years, having designed in excess of 100 houses that have been built at Reynolds Plantation. When it came time for her and her husband to select a Builder for their own addition/remodeling, they chose Grayson Family Homes.............what better compliment could we have???
